Aliso Viejo Foreclusure
The housing downturn resulting from sub-prime lending practices has hit Southern California particularly hard. Aliso Viejo has been one of the hardest hit areas in South Orange County. Foreclosures or pre-foreclosure sales have become more common than non-distressed transactions.
For the 12 months ending September 30, 2008, there were 648 homes sold. Of those, 232 or 36% were in some state of the foreclosure process. For the three months ending in September, there were 241 homes sold, 121 or 50% of which were in some stage of being foreclosed. In the month of September itself, 38 out of 68 homes sold were being foreclosed, meaning that 56% of all recent home sales were the result of the foreclosure process.
