Newport Coast Market Update
There is actually encouraging news in this month’s numbers. Although the statistics still favor buyers over sellers by a large factor, that gap narrowed in the past month. Consider the fact that there were 18 sales that closed in the past 30 days (as of this writing) compared to 11 for the same period last year. The average price of the homes that recently sold was $2,398,000, which was almost exactly the same as last year at $2,405,000. However, the homes that sold this month were slightly smaller, so the average dollar per foot increased from $544/ft. to $564/ft. This was also an improvement over the average for the entire past twelve months during which time 205 homes were sold (17 per month) at an average price of $2,143,000 or $546/ft. (…)
Laguna Beach Market Update 10/11
As of October 10, 2011, the median list price for homes in Laguna Beach is stable at around $1,895,000. This equates to about $792 per square foot. Properties have been sitting on the market longer, with an average days-on-market (DOM) of 216. Following is a summary of home statistics by quartile:
Top quartile has a median list price of $6.37 million. The median size is 4,262 sq. ft. and the average DOM is 285.
The second (upper) quartile has a median list price of $2.69 million. The median size is 3,072 sq.ft. and average DOM is 211.
The third (lower) quartile has a median list price of $1.59 million. The median size is 2,390 sq.ft. and the average DOM is 189.
The fourth (bottom) quartile has a median list price of $898K. The median size is 1,690 sq.ft. and the average DOM is 180. (…)
