Laguna Beach is known as one of the richest communities in Orange County.  It is also one of the most desirable addresses to have.  Accordingly, foreclosure activity is much lower in this beautiful beachside community.  For the past year, 14 out of 188 (7%) home sales were going through some phase of the foreclosure process.  Although for the past quarter, that percentage jumped to 11%, as six of 56 home sales were going through foreclosure proceedings.  The month of September was statistically small, with just 16 homes being sold, one (6%) of which had a notice of default and was sold as a short sale.

Buyers

Homes will never be cheap in Laguna Beach.  With that said, they may never be cheaper than they are now.  This is an opportune time to take advantage of the weakness in the market to find incredible value by working with a knowledgeable and experienced agent.

If you are selling now, you need the assistance of an experienced and dedicated professional more than ever.  Short sales and foreclosure properties are not regular transactions.  Don’t trust this complex transaction to a novice.
